Our patch remains a red-hot market for property investors.
Fresh house price data out this week from Domain shows that values have grown right across Central Victoria, continuing their upward trend.
The average cost of a home in Greater Bendigo now sits at $650 thousand, that figure having risen exactly $50k – or 8.3 percent – since September 2025.
That increase was higher than Geelong’s number over the same period (6.8 percent) but less than Ballarat’s (11.8 percent) where the median house price is currently at a more-affordable $622k.
Mount Alexander Shire saw a modest increase in its median value of 1.4 percent in the 12 months to September, now sitting at $735k, while Central Goldfields Shire experienced the region’s biggest spike in prices at 9.3 percent, to $442k.
All of the above-mentioned markets once again outperformed Melbourne, where home prices have decreased by an average of 6.7 percent since their peak in December.
Other capital cities have also seen their values fall, leading Domain’s Chief Residential Economist, Dr Nicola Powell to declare a “clear shift in the housing cycle”.
“Higher interest rates and persistent cost-of-living pressures are reducing how much buyers can borrow and their willingness to transact,” Dr Powell says.
“When buyers expect prices could fall further, there is less urgency to act and greater incentive to wait.
“The balance of power has shifted towards buyers. Homes are taking longer to sell, there is greater scope to negotiate, and sellers are having to be more realistic about price expectations.
“For buyers with secure finances and the capacity to transact, that creates opportunities that have been difficult to find in recent years.”
Meantime, the latest Regional Migration Index is naming Central Goldfields Shire as the fastest-growing region anywhere in Australia.
That report – compiled using data from Commonwealth bank and public by the Regional Australia Institute – puts the Shire’s net internal migration inflows at 312 per cent for the 2025/26 financial year, ahead of Burdekin in Queensland (285 percent) and the Snowy Monaro region of NSW (233 percent).
CEO of the Shire, Peter Harriott expressed his delight at the figures during his regular weekly chat on the Wake Up Call this week, telling Robbo: “people are finding out that Maryborough’s a place to be, and a lovely place to come and live, and work and put your kids in school.”
