Property values remain on an even keel, but things don’t look so good for renters.
That’s according to the latest report from Cotality, detailing all the goings-on in regional Victoria’s housing market.
Said report shows the median house price in Bendigo now sits at $663,185, having risen by 0.7 percent in the past three months.
The city was one of the few markets to see growth in that period, with regional Australia seeing an average fall of 0.1 percent in its prices, and the capital cities a drop of 2.5 percent.
Since July last year, the average cost of a Bendigo home has increased by 9.1 percent.
Tenants aren’t faring so well, with the City’s average weekly rent price listed as $541 – a rise of 0.4 percent in three months, and exactly five percent in 12 months.
The vacancy rate has also slimmed from 1.6 percent in July 2025, to just 1.1 percent.
Meantime, the total number of rent listings is 24.7 percent below this time last year, and 36.2 percent below the five-year average.
