Could Elmore see a property boom?

Demand for homes appears to be surging in a most unexpected place.

Figures released this week by market research firm PropTrack have revealed investor interest in Elmore more than doubled in the past 12 months.

In fact, since July 2025, the average number of key enquiries per listing in the town has increased by 104 percent.

That places it within the Top Ten locales in Victoria that garnered the most interest from buyers.

In first place on that list was the Ballarat suburb of Sebastopol, which saw a year-on-year increase of 163 percent, followed by Nyora in West Gippsland with a figure of 142 percent.

Elmore is located roughly 40 kilometres north-east of Bendigo, sitting on the junction of the Midland and Northern Highways near the Campaspe River.

At the 2021 census, the town had a population of 847 people and 444 private dwellings.

Among its attractions are a miniature railway and Elmore Events Centre, which hosts the annual Field Days.

But a key reason for the uptick in interest is most likely the affordability.

PropTrack lists the town’s average house price at $455 thousand, or around $200k less than Bendigo’s median property values.
