Bendigo’s priciest suburbs revealed

Property values have risen again locally, but some investors appear to be faring better than others.

Fresh analysis released this week by the Real Estate Institute of Victoria (REIV) is offering a breakdown of the best- and worst-performing suburbs in Bendigo.

Topping the list is Epsom, with its median house price listed at $737,500.

That figure has jumped by 21.5 percent since June last year and 13.9 percent in the past three months alone, making it the fastest-growing suburb anywhere in regional Victoria.

Other areas that performed strongly in the June quarter were Kangaroo Flat (5.2 percent), Golden Square and Kennington (both up 3.4 percent), while home prices in central Bendigo declined by 0.4 percent.

East Bendigo and Quarry Hill also saw exponential growth, yet were considered anomalies owing to less than 50 properties being sold within the three-month period.

Likewise, the outlying towns of Lockwood South and Marong experienced a fall in their median price but only saw a handful of sales.

“The quarterly data reflects the uncertainty currently affecting Victoria’s property market, driven by higher interest rates, changing government policy, cost of living pressures and global economic instability,” REIV chief executive Toby Balazs said in a statement.

“By contrast, the annual figures show that despite the volatile conditions we’re currently seeing, the property market remains resilient – particularly in outer Melbourne and regional Victoria.”

That volatility is reflected in Flora Hill’s figures, which are up 20.5 percent compared to June 2025 and within the Top 10 best-performing markets statewide, despite a lack of growth last quarter.

Junortoun saw no rise in its house prices either, but remains the most expensive location to buy with an average cost of $975k, followed by Lockwood South ($880k), Maiden Gully ($875k) and Strathfieldsaye ($810k).

Ironbark takes the crown of the cheapest suburb in Bendigo at $502k, ahead of Long Gully ($560k) and California Gully ($575k).
